This tool provides a quick estimate of your property’s Zoning Floor Area (ZFA)—also known as Buildable Square Footage (BSF), Development Air Rights or commonly referred to as just  "Air Rights".

LEGEND:
  1. FAR (Floor Area Ratio): The multiplier used to determine how much total zoning floor area can be built on a lot.

  2. BSF (Buildable Square Feet): The total amount of square footage that can be built, including any existing structures.

  3. Standard FAR/BSF: The base allowable buildable area without any bonus from QRS or UAP.

  4. QRS (Qualifying Residential Site): Applies to R1–R5 districts; sites that meet specific criteria can qualify for a FAR bonus.

  5. UAP (Universal Affordability Preference): Applies to R6–R12 districts; a citywide optional affordable housing bonus from the standard FAR.

  6. Commercial Overlay: A mapped commercial zoning layer added over a primary residential district.

  7. Narrow/Wide Street Zoning: If applicable, lots within 100 feet of a street that is 75 feet or wider use the “Wide Street” FAR.

  8. Commercial Zoning FARs: Calculated based on the assumption that the lot fronts on a Wide Street.

  9. Multi-Family Zoning: Essentially any zoning allowing three or more units- Includes R3-2, R4, all R5 (except R5A), and all R6–R12 districts.

  10. Max Stories / Unit Count: Shown as estimates based on QRS or UAP; actual limits may be lower under standard zoning.
