
Jamaica Neighborhood Plan
The Jamaica Neighborhood Plan is a rezoning plan proposed by the New York City Department of City Planning. It will outline a long-term vision for a stronger, more vibrant community. It will promote diverse job opportunities, expanded housing options, enhanced public spaces, and strategic infrastructure investments to support Jamaica's continued growth. The plan also includes significant zoning changes designed to foster residential development, with a mix of market-rate and affordable housing. Some properties could see as much as a 4X increase in their buildable air rights. The area of focus is primarily “Downtown Jamaica” with changes also spreading further south down Sutphin, Merrick and Guy R Brewer Boulevards.
The Uniform Land Use Review Procedure (ULURP) process began on March 21, 2025, with an expected completion by the end of 2025.
