1) First Major Post-Rezoning Development Site Sale (January 2026)
One of the biggest headlines this month is what may be the first notable development site sale after the Jamaica Neighborhood Plan rezoning, which officially passed last October. A development site at 143-05 Remington St, Jamaica, NY 11435 sold for $3,356,438. This site has approximately 40,300 residential buildable square feet, equating to about $83 per buildable square foot sold on 1/7/2026, based on the new Jamaica Neighborhood Plan MIH (Mandatory Inclusionary Housing) designation.
Why This Sale Matters
This sale is significant for several reasons:
It provides one of the earliest market indicators of post-rezoning land pricing.
It reflects the reality that MIH affordability requirements will now start to be directly built into land values.
It supports the broader trend we’ve been tracking: land pricing in Jamaica is increasingly being determined by the intersection of zoning, affordability, and tax incentive feasibility.
In short, the rezoning expanded opportunity, but affordability requirements and construction economics are now major drivers of how buyers underwrite these deals.
2) The ARRAS: Jamaica’s First Large-Scale Condo Project
The other major story in Jamaica right now is the continued progression of The ARRAS, a project that is shaping up to be the neighborhood’s first modern, large-scale condominium development.

Why This Matters
Jamaica has historically been a rental-driven development market, with most new construction focused on multifamily rentals supported by tax abatements and affordability programs. A large condo project may signal a meaningful shift — not only in investor confidence but also in the long-term buyer demand for ownership products in Downtown Jamaica.
A new rendering has been released for Arras, a major upcoming residential project planned for Jamaica, Queens. Designed by Beyer Blinder Belle and developed by Greater Jamaica Development Corporation, Gotham Organization, Monadnock Development, and Moses Sole Realty, the project will total 500,000+ square feet across two 14-story buildings near Parsons Blvd, 90th Ave, and 160th Street (90-27 Parsons Blvd).
Project Details
Arras will deliver 353 rental apartments plus 72 affordable condominium units, ranging from studios to three-bedroom layouts. The development will also include:
5,000 SF of ground-floor retail
A 1,450 SF community facility
A 150-car parking garage
The community facility is expected to be occupied by King of Kings, a local nonprofit focused on youth violence prevention.
The project is expected to cost around $200 million, will be built as-of-right, and is planned to follow Passive House energy-efficient design principles. Demolition is projected to begin in late 2026, with completion expected around late 2028.
Arras is also expected to be part of a broader wave of development following the recent Jamaica rezoning approval, which covers 230 blocks and allows for nearly 12,000 new homes (including 3,800 affordable units) and significant new commercial and community space.

Jamaica is now entering a new era where development value is being driven by three major forces:
